Keep the kitchen line clear. On schedule.

Monthly or quarterly jetting, leak checks, and repairs for restaurant kitchens — scheduled maintenance instead of a mid-service backup and a health-department problem.

What we handle

Monthly plan — $500/mo
Kitchen-line jetting and snaking every visit, full leak inspection and minor repair, floor drain check, and priority emergency response with no dispatch fee if something backs up between visits.
Quarterly plan — $450/visit
Jetting, snaking, and leak inspection on a lighter schedule for lower-volume kitchens. Repairs found on the visit are quoted separately rather than bundled.
Kitchen-line jetting
Same 3,500–4,000 PSI jetting as our hydro-jetting service, scoped to the grease-saturated runs a commercial kitchen actually produces. Cutting a hole through the grease is not the same as clearing the pipe wall.
Leak inspection and minor repair
Fixtures, connections, and visible runs checked every visit. Loose fittings, worn washers, and failed seals fixed on the spot, no extra charge. A leak that traces to a part needing replacement — a faucet, a valve, a water heater component — gets quoted separately: that's parts-and-labor outside the plan rate, not included in it.
Camera inspection rotation
Periodic camera runs catch grease buildup progressing back toward a clog before it becomes a backup during service.

Why 321 Drains

  • Built for kitchens that cannot afford a backup mid-service.
  • Same crew every visit — they know your line, not a stranger with a clipboard.
  • Monthly plan includes priority emergency response, no dispatch fee, no queue.
  • One licensed shop for jetting, leak repair, and inspection — no subcontracting the plumbing out.
  • We do not pump grease traps — that stays your separate hauler contract. This plan keeps the line clear between those pump-outs.
  • Minor leak repairs are included in every visit. A part that needs replacing — faucet, valve, and the like — is a separate quote, not a surprise bill buried in the plan.

Common questions

Do you handle commercial properties?

Yes. Restaurants, retail, multi-family, and small office buildings. Grease lines, mop sinks, and main sewer service are routine work for our trailer-mounted jetter. Recurring maintenance schedules available for kitchens that need them.

Do you give written estimates before starting?

Always. Larger jobs (sewer repair, repipes, water heater swaps) get a written estimate before any work begins, and you sign off before the truck stays. Standard drain cleaning is quoted at the door and confirmed on the invoice.

Are you licensed and insured?

We carry general liability insurance, and every tech on the truck is ours — no day-labor subs. Drain cleaning and drain clearing are not a licensed trade in Florida, so there is no state contractor number to post for that work. If your job turns out to need a licensed plumber, we say so before anything starts.
